Home Construction Timetable
How soon can you expect to move into the new home we’re helping you build? To give you an idea, we’ve outlined a typical home construction schedule below. But please note: This timetable is only an estimate. It is based on previous home construction schedules of completion. Weather conditions, availability of contractors, and site inspections may alter these time estimates. And please note too: You’re required by law to get the necessary permits and have site inspections and approvals per city or township codes.
An Estimated Schedule for New Home Construction
1-2 weeks
Prepare site. Clear land, set stakes locating corners of house. Verify all local set back measurements.
Apply for permits. Check with township and county for local permit requirements. Some areas are well and/or septic first. Check with Health Department.
1-2 weeks
Excavation. Dig basement and trenches for footings.
Driveway. Install culvert and apply gravel.
2-3 weeks
Foundation. Pour all footings. Pour/lay foundation walls, waterproof below grade.
Back fill. Allow 8-10 days for foundation to cure. Sand is recommended in clay areas.
3-5 weeks
Frame house. Build and set: floor, walls and roof systems. Set tubs and shower units in proper rooms. 1) Apply shingle. 2) Install windows and exterior doors. 3) Install siding.
1-2 weeks
Rough heating. Cut and install ductwork.
1-2 weeks
Rough plumbing. Locate plumbing fixtures. Install soil stacks, drain and vent pipes. Install water and gas lines.
1-2 weeks
Rough electric. Install meter. Set service panel and connect to meter and ground. Locate and run wire to all fixtures and outlet boxes.
1-2 weeks
Concrete floors. Prepare compacted base and steel reinforcement. Pour and finish basement, garage and concrete floors.
Set furnace and drill well anytime after basement floor is poured.
2-3 weeks
Insulation and drywall. Install insulation first. Hang and finish drywall.
4-6 weeks
Interior finish. Paint all walls and ceilings. Install all interior doors and cabinets. Apply all interior trims and railings. Set counter tops and vanities. Finish all doors and trim.
1-2 weeks
Finish electric. Install light fixtures, vent fans, door bells, switches, plugs and all plates.
Finish plumbing. Install toilets, sinks, faucets, etc.
Finish heating. Vents and grilles.
1-2 weeks
Install flooring. Lay carpet and vinyl. Set tile.
Final grade. Shape and grade yard to final design.
Final inspections. County and or township final building inspections. Receive Certificate of Occupancy.
Complete—Move In!
